When searching for a new home you can begin this journey one of a couple of ways. You can look around online and try to determine where all the new communities are, the products being built in each community, and then come visit and take tours or each community on your own. When arriving at each community you will be requested to sign up and either sent on your own to tour by yourself or schedule a time to come back and take a tour with the builder’s representative if they do not have anyone available at that time to assist immediately. Builders representatives are great as they know their product better than anyone else but they are employed exclusively with their respective builder and cannot assist you outside of their community.
The more efficient and effective method would be to work with a real estate professional who can help you in many additional ways. Working with a real estate professional who has local knowledge about each community and can advise you about the best opportunities for you and your family before you arrive. You will receive e-mail and/or post-mail literature about the pricing and availability of the communities and can advise on the differences between each community. When you come to Southwest Florida to see what you have read about you will be given a more personal tour upon the initial visit for each community as your real estate professional will be available for you for all of your tours. Your sign up will have been taken care of in advance and you will receive a more personal experience with the builders representatives as appointments will be set in advance and the level of service will be more what you are expecting as the builder will see you are a more serious buyer working with a real estate professional.
The builder’s industry welcomes outside real estate practitioners as this gives them additional exposure to their communities and their potential commissions are already built into the prices of the home. Builders in this area do not change their pricing or incentives if you are or are not working with an outside realtor which is a common misunderstanding. With a strong real estate market the builders do not offer as many incentives but working with an outside real estate professional, they can attempt to get every incentive as possible as the builders do not want to lose business to a competing builder. Without this representation the incentive opportunities decrease.
It is in your best interest to have someone outside of the developer on your team to help you throughout the build process also. Someone who will hire an inspector on your behalf to make sure there are not any mistakes being made during the build process and to help take pictures and keep you updated on the progress of completion.
